Repositioning a Warsaw icon: refurbishment with new-build performance and strong ESG outcomes.
V-Tower is a 22-story office landmark in the heart of Warsaw that has been comprehensively refurbished and repositioned for multi-tenant commercialization. PCP provided a tailored refinancing solution to support the final refurbishment and the building’s transition from single-tenant occupancy into a modern, Grade-A office product - a project that combines commercial value creation with a strong sustainability outcome. Unlike the typical new-build approach in the region, the owners chose a substantial transformation and upgrades to the building’s components while retaining key structural elements such as the frame and façade. This route delivered specifications comparable to new construction while avoiding demolition and achieving a substantial reduction in CO₂ emissions. The project demonstrates that careful, large-scale refurbishment can meet high technical standards and deliver long-term value from both a commercial and sustainability perspective. PCP’s financing enables the completion of the refurbishment and the building’s entry into the commercialisation phase, during which it welcomed its first tenants in 2025. V-Tower’s central location, upgraded specifications comparable to a new build, and the sustainability certifications achieved after the revitalisation enable the building to capture strong demand for office space in Warsaw’s central business district.
